Buyer is responsible for any inspections, surveys, or appraisals. The sale of this property is NOT contingent upon buyer obtaining financing. Immediately after the auction, the buyer is responsible for earnest money in the amount of 10% down of the sales price (see individual lots for verification). Earnest Money is NON-REFUNDABLE. Seller warrants good title. The title insurance will be ordered from Frazee Abstract & Title. The Title Insurance & Closing fee will be split 50/50 between buyer & seller. Unless otherwise stated, a geographical survey will be the only determination of true and accurate boundaries and/or number of acres of the Real Estate being sold.
